6. Client Money, Rent Collection and Accounting
6.1 The Agent shall hold all rent, deposits and other sums received on the Owner's behalf in a designated client account with a UK bank, separate from the Agent's own money, and shall at all times be a member of a client money protection scheme approved under the Client Money Protection Schemes for Property Agents (Requirements for Approval) Regulations 2019.
6.2 The Agent shall pay the Owner the rent collected in respect of each month, less the Management Fee and any Authorised Expenditure properly incurred, within [5] working days of receipt of cleared funds, together with a statement itemising all receipts and deductions.
6.3 The Agent shall protect any tenancy deposit in a scheme authorised under the Housing Act 2004 within the statutory period and shall serve the prescribed information on the tenant, notifying the Owner of the scheme used.
6.4 The Agent shall retain accounting records relating to the Property for not less than [six] years and shall permit the Owner, on [10] working days' notice, to inspect and take copies of them.

9. Repairs, Expenditure Limits and Compliance
9.1 The Agent may instruct repairs or works without prior approval where the cost does not exceed [£500] per item, and shall obtain the Owner's written approval before incurring any greater sum.
9.2 The threshold in clause 9.1 does not apply to emergency works reasonably necessary to prevent injury, protect the Property or comply with a statutory obligation, provided the Agent notifies the Owner as soon as reasonably practicable and in any event within [24] hours.
9.3 The Agent shall arrange, at the Owner's cost, the annual gas safety check required by the Gas Safety (Installation and Use) Regulations 1998 and periodic electrical inspection, and shall supply the Owner with copies of all certificates obtained.
9.4 The Agent shall not receive any commission, rebate or other benefit from a contractor engaged under this clause 9 without first disclosing it to the Owner in writing.
