the service yards, forecourts, landscaped areas, pedestrian walkways, accessways, entrance halls, corridors, landings, lobbies, lifts, lift shafts, stairwells, staircases, loading bays, refuse facilities and fire escapes within the Building and all other areas or parts of the Building and amenities within the Building which from time to time are provided by the Licensor for common use and enjoyment by the tenants and occupiers of the Building and all persons expressly or by implication authorised by them.
Relevant Circumstances
- When tenants share use of corridors, lobbies, lifts and external areas
- If the landlord retains control of common parts and their upkeep
- Where service charge or licensee rights extend to all common parts
