Of the eleven industries in the Contract Risk Density Index, real estate carries the most flagged risk per page. Its contracts are not the longest, and they are not the most likely to be flagged. They are the most concentrated.

Property contracts turn on things that resist precise drafting. What condition is the building actually in, what counts as fair wear and tear, who carries the cost of a repair nobody anticipated. Those are questions a contract has to answer in words, and words are where the risk collects.

The interesting line is the second from bottom. Real estate contracts are almost exactly average length, and the worst tenth of them actually carry slightly fewer red flags than the all-industry worst tenth. Density is high because the risk is packed into a normal-sized document rather than spread through a long one.
Why density and not a raw count Counting problems per contract rewards short documents and punishes thorough ones. Measuring per hundred paragraphs asks the question a buyer actually has, which is how much of this document should worry me. The index explains the method in full.
What is measured, and what is left out.
Figures are aggregated, anonymised telemetry from contracts reviewed on the GenieAI platform. A risk is a red-flagged finding; an issue is a red or amber finding. Industry is self-declared by the organisation, and only organisations declaring a single industry are counted.
What the index leaves out No industry is published where a single organisation accounts for more than a third of its contracts. Technology and construction both fail that test and are absent, along with six industries that have too few contracts to report. Together the exclusions account for 1,437 of the 2,320 contracts reviewed. The full accounting is in the index.

Contracts reviewed on the GenieAI platform between 19 February and 31 July 2025, belonging to organisations that declared real estate as their single industry, where the review completed.
